CLTV ratio (i.e. on the first "Borrower Information" page) keeps increasing.

This is what I do:

1. create file
2. enter all info on first lien
3. goto pg.2 and click "Other Fin"
4. enter appropriate info and "OK"
5. File -> Subordinate Financing -> Create New Second Mortgage...
6. finish entering all info on second lien

After everything has been created, if I close the file and open it again, CLTV (only on the first lien position) keeps increase.

How do I fix this? What am I doing wrong here?

I've had this happen before as well.

Unfortunately, I'm not exactly sure what I did to fix it at the time.  Just from my normal troubleshooting routine, I'd probably recommend re-inputting all of the transaction information again (program, loan amount and rate) for each loan and then save.  See if that works - That's just a guess as I can't remember how I fixed it the one time it happened to me.
