| | I would like to create a conditional print list. For example, if the loan is in TX, include the TX Mortgage Broker/Loan Officer disclosure when the print group is selected, if the loan is not in TX, don't. If the loan is an ARM, include custom form CHARM Booklet, if not, don't include it, etc... Any chance this feature exists? Thanks, |

| This can be done in the following manner:- in one of the custom documents, place a short program in the onmerge event
- the program should check the state from the merge variables and select the proper state disclosure set from a table
- it should then instigate a merge with that set of documents
Sometimes you have to set up a class in the Normal.dot document to catch onload and onmerge events. I believe I posted a how-to somewhere in this forum with an example. I'll look and if I can't find it, I'll post another.

| | I've thought about this some more: In order to be able to make a comprehensive group that could be used to accurately process all scenarios, it needs to be able to handle more than one condition with AND and OR parameters between conditions for each document in the group. For example, we have a disclosure for TX 2nd liens that have a rate over 12%, so it should be conditioned for State=TX AND Lien Position=2nd AND Note Rate>=12%. We have another disclosure for "non-traditional" loans: ARMs, and Interest Only Fixed rates. So it should be conditioned for Loan Type=ARM OR Interest Only months>0. Also, we have some custom forms related to identity verification that can only be signed by one person, so we're currently asking clients to print it twice if there is a co-borrower and have each of them sign one copy. A condition that could look for a co-borrower would fix this and would also allow us to populate personal information in the form. If we populated it now, we would never be able to print a co-borrower version because it would always pull the borrower's information (or vice-versa). We could condition for Co-Borrower First Name<>"" OR Co-Borrower Last Name<>"" Now that we have linked 1st and 2nd files, the next step would be the ability to add 2nd lien 1003, GFE, TIL, etc to a 1st lien print group. Lastly I've seen some others request the ability to add PDFs to the form groups - I second this request. Even if the PDF files weren't added to the Forms(Other) file, but were instead attached to the email separately without password protection (or with their original security settings), that would be fine. This would also increase the print processing time by eliminating the repetitive conversion of long documents like the Settlement Costs and CHARMs booklets that have no populated fields. | | This has been on my "wish list" for a while. I was disappointed to see it was not in 6.0. Many states are passing laws that require disclosures for specific scenarios, which is making the existing Forms Groups feature less and less useful. |
