Basically the LO wants to know why the PMI is changing here is an example ....

Open a new borrower file. Do not enter anything into the loan.

On Borrower Information enter 100,000.00 as the loan amount. Click on the MTG Insurance button at the bottom of the screen.

Keep the base loan amount the same - enter 12 for mths if its not already there. Select a rate of 94% for the PMI/MIP/VAFF - Cancel at should = 78% - Check Calc based on remaing blanace. Hit OK.

Click on the HE & Oblig button - click on the MTG Ins button and then OK to make sure its calcs. It should read 78.33. Click OK.

Now on Borrower Master enter a Note Rate of 5.00% and a term of 360. Now click on MTG Insurance button again and tab through the fields, the PMI calcs to 77.81.

Now the MTG Insurance button screen and the MTG Insurance button inside of House Exp and Other Obligations do not match. User previews the imported PDF through the Point viewer and then clicks Open PDF button. File opens in Acrobat 9 standard, user marks up the document using sticky notes. User hits save, closes Acrobat, clicks OK in the preview and returns to the Point file. User then goes back into Document Storage, previews the marked up PDF file, but the sticky note is no where to be found. User then clicks Open PDF button to view the file in Acrobat only to find the same problem, no sticky note. Access to Financial Information Screens is un-check for all LOs in the User Profile.

In Point 7.2, if the Access to "Secured Area" was checked in the User Profile, that user now has access to Banker -> Secondary Marketing options! I can only see the server based data folders.

I went into POINT Amin and my local data folders are mapped correctly and are active....although they appear "greyed out". At any rate I MUST get into the local folders to continue work and migrate those to the POINT Server.

Any HELP is appreciated.

USDA Guarantee Fee

We have been sticking the USDA Guarantee Fee in the MIP Location - now one investor says it can not be there but i dont know of any other place we can put it and still have it calculate the GFE Correctly - Any Suggestions??

Escrow Initial Account Disclosure Statement

Since we have loaded 7.1 we find that Calyx is collecting 1 too many months for taxes and insurance and then withholding a larger aggregate adjustment on the GFE. When we export to our closing software it then changes it and our final HUD does not match the number of months that was disclosed on the Good Faith Estimate.

Example: Taxes due March and Sept -we put 6 in each at $104.84/month

Insurance due in March we put 12 at 43.77/month. We have 2 month cushion. First Payment is 1/1/2010.

Calyx is collecting 12 months insurance and 6 months taxes. Then the aggregate adjustment is equal to a full months payment or $148.61. We believe they are collection 1 too many months of everything. Our closing software does this differently.

This is a concern for us going forward with the changes coming 1/1/2010 on the GFE/HUD.

multiple borrowers

We are "newer" Point users. One of our lenders insists that non-married co applicants have separate application forms. How can we create multipe borrowers, on whom we can order individual credit reports, under one borrower ID? For example, we just updated our processing fee so I'm updating each closing cost template we have, everytime I update 1 scenario save/close and try to go to the next one in the list Point stops working and closes down on me forcing me to restart Point. This happens when I try to change any Loan Program as well.

I did not have this issue prior to PDS, so I'm curious if this is a known issue with PDS, and if so, what can be done to fix this.

Thanks

Josh

TransUnion credit score not populating

For some odd reason, TransUnion credit score does not populate in point. When I click the credit scores button Transunion is always blank. Also on the credit score disclosure there is no score populated for transunion here either. We have to manually input it. This is happening to all users not just one. Also we are running Point 7.1.
